Service / Mid-term Property Visit

Spot problems during the tenancy, not at check-out.

An independent mid-term property visit records the condition, maintenance and visible safety of your property while the tenant is living there, so issues are found and fixed early.

Why it matters

Small problems grow quietly between check-in and check-out.

Leaks, damp and mould, faulty alarms and unreported damage can develop for months without anyone noticing. By the end of the tenancy, repairs cost more and it is harder to show when the damage happened.

A mid-term visit gives you an independent, dated record part-way through the tenancy, and a chance to act while issues are still small.

Your obligations during a tenancy

  • Landlords must keep the structure and exterior, and the installations for water, gas, electricity, sanitation, heating and hot water, in repair (Landlord and Tenant Act 1985, section 11).
  • In England, a rented home must be fit for human habitation throughout the tenancy, not just at the start (Homes (Fitness for Human Habitation) Act 2018).
  • In England, there must be a working smoke alarm on every storey with living accommodation and a carbon monoxide alarm in any room with a fixed combustion appliance, excluding gas cookers. Faulty alarms must be repaired or replaced once you are told about them (Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended).

FAQ

Common questions about mid-term property visits

What is a mid-term property visit?

A visit part-way through a tenancy to check the property's condition, maintenance and visible safety items while the tenant is living there. It gives you an independent, photographic record and flags issues early, rather than discovering them at check-out.

How much does a mid-term property visit cost?

£49 including VAT (£40.83 + VAT) per property.

How much notice does the tenant need?

In England, the Landlord and Tenant Act 1985 (section 11(6)) allows a landlord, or someone authorised by them, to enter at reasonable times of day to view the property's condition and state of repair, on giving at least 24 hours' notice in writing. Wales has an equivalent requirement under the Renting Homes (Wales) Act 2016.

Who arranges access with the tenant?

We do. Once you share the tenant's contact details, we ask them to choose a convenient appointment online through our tenant access page.

How often should a property be visited?

There is no set legal frequency for routine visits in the private rented sector. It is your decision, subject to the terms of your tenancy agreement.

What happens if the visit finds a problem?

Your report sets out priority observations and next-step items, with photographs, so you can arrange repairs or follow-up before small issues become bigger ones.

Which areas do you cover?

North Oxfordshire, South Oxfordshire, Gloucester, Cardiff and Somerset. If your property is elsewhere, request a visit and we will confirm availability.

How is this different from a check-in or check-out report?

Check-in and check-out reports record the property's condition at the start and end of a tenancy. A mid-term visit checks how the property is being looked after in between. Together they give you a complete record across the tenancy.
